A pair of new townhouses
We were approached by the client to come up with a scheme for a pair of modern town houses, after he had had a number of failed starts before approaching us. After being told he could not have parking on the site during discussions with the planners. The property is situated within a stones throw of the beach and located in the Cobb Hamlet, an historic part of Lyme Regis fishing and importing heritage. The site was level having been cleared, when a previous structure had to be demolished due to a significant landslide behind. To throw a few extra curve balls in, the site is located within the conservation area, instability zone 3, world heritage site and an AONB in Lyme Regis.
Modarc set to work... Planning permission was granted by Dorset Council to erect two townhouses, with parking on the ground floor level, with imaginative designing, we created a wider garage on the tighter point of the road and created a drive through garage by removing the back wall on the second townhouse, where the site tapers. One of the townhouses has accommodation over three levels, in an 'L' shape form, with the second townhouse forming a more traditional rectangular form with accommodation over four levels.
The properties have been designed to maximise the sea views from the upper levels, with living accommodation on the third floor level. The layout internally has a modern functional layout, with the external appearance having a more traditional style to keep the character of the area. These houses now seamlessly blend into their surrounding.
The building method of this build was a timber frame, that was built off site. This was for three reasons - Energy efficiency, speed of build and lack of storage space. It worked perfectly for this site.
